How much will my conveyancing cost?

Our instant estimate can advise what our conveyancing services could cost you. We understand that the conveyancing fee is a big motivator when it comes to choosing your solicitor, so we keep our costs as competitive as we can. One reason it’s so difficult to get most law firms to commit to a clear upfront estimate is because there are lots of different variables to consider when buying and selling property. Client feedback shows us that getting a conveyancing estimate from a law firm is a refreshing change.

How quickly will I be able to move home?
Conveyancing depends on many variables, but our online tools can significantly cut the original administration timeframe. For a leasehold property, the average timeframe is 8 to 12 weeks. For freehold, it’s less at 6 to 8 weeks.
What happens if my purchase falls through and what will it cost?
Our promise to all our clients is; ‘no completion, no fee’. You should be aware, however, there is occasionally money that we might not be able to return. This is because in most cases, we use your deposit money at some point in the conveyancing process for what we call ‘disbursements’. This is money paid to third parties such as when we confirm certain details with the land registry, or do searches on a property you want to buy. Naturally, if we’ve already made a payment to such a third party, then we can’t return that money, but we’ll happily return whatever’s left of your deposit without taking any fee for ourselves.
When should I instruct a conveyancer?
As soon as you decide you want to move. It’s common for the process to start slowly and then seemingly happen all at once, so it’s important to be prepared with the correct documentation

What is Stamp Duty, and does it apply to me?
Stamp Duty Land Tax, more commonly known simply as ‘Stamp Duty’, is a tax payable to HMRC by most people who purchase a property in the UK. Whether Stamp Duty applies to you (and how much you have to pay) depends on two things; how much you paid for your property, and whether or not the property is the only property you own. If the property you buy is the only property you own then you won’t have to pay any Stamp Duty if you paid £125,000 or less for it, whereas if the purchase price is more than £125,000 then you will have to pay Stamp Duty.

Alternatively, if the property you buy is in addition to another property you already own (such as a buy-to-let house or a summer home), then there is no threshold and you’ll have to pay Stamp Duty regardless of what the purchase price was.

What's the difference between freehold and leasehold?
When you buy the ‘title’ (ownership) to a property, then your purchase will be registered as either ‘freehold’ or ‘leasehold’. A freehold purchase includes the land the property is built on, whereas a leasehold purchase buys the property but not the land. To examine the difference between the two, it’s helpful to think of a property and the land it’s built on as being two separate entities. The most common leasehold properties are apartments. These are rarely freehold because the property (the apartment) is part of a greater entity (the apartment block), which itself is built on land already owned by the ‘freeholder’ (usually the developer who built the apartment block). This means that for leasehold purchases you’re buying the property together with the right to live on that land for a specified number of years which can be anything from a few decades up to a few centuries.
